What we look for
- Markets
- Alabama, Arizona, Colorado, Florida, Georgia, Idaho, Indiana, Kansas, Kentucky, Montana, Nevada, North Carolina, Ohio, South Carolina, Tennessee, Utah, and Virginia.
- Site size
- At least 10 usable acres. Most sites we buy range from 15 to 25 acres.
- Zoning
- Multifamily zoning is not required. We rezone and entitle sites when needed.
- Density
- About 18 units per acre for three-story apartments, and about 10 per acre for townhomes.
- Location
- Proximity to employment and retail, with good access and visibility.

- Write up the site: usable acreage, location, zoning and entitlement status, and the asking price.

- The regional acquisitions lead reviews it within a few days and replies with feedback.
